Why “fix it when it breaks” is harder now
A roof problem can become a tenant problem fast. Waiting for a tenant to report a leak used to be the norm. Today, it’s less practical:
- Tenancies roll on. With no section 21 and no fixed end date, problems are raised and dealt with during the tenancy, not quietly between lets.
- Councils are expected to act, with clearer powers and higher fines.
- Timescales are coming. Fixed deadlines for serious hazards already apply in social housing and have been proposed for private rentals.
- Small jobs stay small when they’re caught early. Replacing up to five slipped tiles typically costs around £170. A leak that reaches a ceiling can mean a call-out of around £350 plus £400–£1,000 for a new ceiling.

A yearly check and a gutter clean won’t stop every problem. They make problems smaller, and you hear about them sooner.
24-hour urgent visit targetWhat Ridgewatch landlords get
- Annual gutter clean
- Yearly MOT-style roof condition report and certificate, with dated notes and photos
- Urgent visits when water’s coming in and you need someone there: target within 24 hours (a target, not a guarantee; urgent repairs start 30 days after you join)
- Non-urgent visits within one week
- One scheduled and one urgent visit each membership year, with no call-out fee
- A £150 repair allowance each membership year on the emergency call-out, per property
- A roofing team from our trade partner, RooFix Solutions Ltd, booked for members
- Using your call-outs or repair allowance doesn’t change your price. Any general price change comes with 30 days’ notice, and you can leave free
- All your properties, certificates and repair requests on one account
Records that help you evidence good repair
Ridgewatch helps you keep a consistent maintenance record: dated checks, what was found and what was done. That helps you evidence good repair. It isn’t a compliance certificate, and we won’t promise “compliance”.
Sharing certificates with tenants or agents: forward it yourself, or ask us to email it to a named tenant or agent.

- £29.99 a month: attached (up to two storeys)
- £39.99 a month: semi-detached (up to two storeys)
- £49.99 a month: detached (up to two storeys)
- £59.99 a month: three-storey home
- Priced after a survey: bespoke (more than three storeys, such as large mansion-style homes, warehouses and commercial buildings). Request a bespoke quote
Every membership is a 24-month rolling term that renews automatically every two years. No setup fee: your first monthly payment covers setup. Cancelling early: if you end your membership before the 24 months are up, you pay the difference between the monthly payments you’ve made and our standard non-member prices for the gutter cleans, roof condition reports and repairs from your repair allowance you’ve already had (not work you paid for separately): gutter clean £10 per metre, roof condition report £350, repair £150 each. If your payments already add up to more, there’s nothing extra to pay. The charge is never more than the monthly payments left in your current term, so ending early never costs more than staying to the end. See how it’s worked out.

Get my pricePortfolios: five or more properties
Every property has its own Ridgewatch membership, with its own yearly visits, its own £150-a-year repair allowance on the emergency call-out and its own 24-month rolling term.
With five or more properties, all your memberships are bundled together. We add up the combined monthly total for every property, then take 20% off that whole total.
Worked example (example only)
Five semi-detached properties at £39.99 a month each = £199.95 a month. Less 20% (£39.99) = £159.96 a month for the bundle.
Illustration only, not a quote. The team applies the 20% by hand from your fifth membership. It includes three-storey memberships, but not bespoke ones. If you drop below five, the discount stops from the next payment, with 30 days’ notice.
